The CERATIZIT Production Facilities project in Gabrovo serves as a visionary framework for sustainable industrial design. This report outlines the ambitious master plan and design principles intended to bridge the gap between high-tech production and ecological rehabilitation.

 

A Vision of Transformation

The design seeks to transform what is traditionally a “waste backyard” into a central, re-invigorated green park. By shifting the master plan’s focus toward the Yantra River, the project aims to create a dual-purpose environment for both production and community leisure.

 

  • Public Integration: The design proposes an East bank accessible to both employees and the local neighborhood.

     

  • Intended Amenities: Plans include a re-cultivated park area with a designated restaurant, children’s playground, and an open-water amphitheater for social events.

     

    Employee Experience: The interior concept, known as “The Green Promenade,” is designed as a second-level space for short breaks and meetings, overlooking the river through a semitransparent glass facade.

The project’s sustainability strategy relies on using local natural resources to minimize the facility’s carbon footprint.

 

  • Thermal Strategy: The design intends to use river water cycled through thermal pumps for interior cooling during summer months.

     

  • Natural Ventilation: The master plan aims to use air currents from the riverbed to facilitate natural cross-ventilation through voids strategically left between buildings.

     

  • Energy Targets: Design goals include a 40% reduction in operational energy consumption compared to a baseline.

     

  • Material Efficiency: The project targets a 95% reuse rate for demolition waste and seeks to use 70% certified materials.

Social and Economic Goals

The project is designed to act as a regional landmark, aiming to support the local economy while improving labor standards. The design anticipates the creation of approximately 300 jobs and seeks to involve local companies for 30% of the work.
